Woodside Garden Apartments
Allen + Shariff provided MEP design for the renovation of a 157,500 SF apartment complex located in Annapolis, MD. The $9M (est.) workforce housing project includes (7) three-story buildings consisting of 144 existing garden apartments (2 and 3 bedrooms) and (1) new single story community building. Built in 1975, the project followed the state of Maryland Department of Housing and Community Development guidelines for affordable housing and green building criteria. All energy star products were provided.
The project also included community spaces, laundry rooms, storage, maintenance, office, and security spaces. In addition to the renovation, there is a new, single story, 2,000 sf community building with a multipurpose room, central laundry, management office, and restrooms.
The MEP design for the apartments consisted of high efficiency replacement HVAC split systems, gas water heaters, and new lighting. The HVAC for the new community building consisted of high efficiency split systems with variable speed compressors and the utilization of an energy recovery unit to pretreat outside air. A solar hot water heater was provided as part of the plumbing design. The lighting consisted of all LED energy efficient light fixtures.
