Allen + Shariff provided MEP engineering services for The Premier, a 13-story, 150,340 square foot high-rise residential building located at 8711 Georgia Avenue in Silver Spring, MD. This mixed-use renovation project included 160 class A residential units above 2,400 square feet of ground-floor retail space, along with 194 parking spaces totaling 97,000 square feet underneath the building. The project included the addition of a rooftop terrace and resident lounge with a bar area, and features on-site public use space and amenities as well as a pedestrian arcade. The building is currently seeking LEED Silver Certification.

The Premiere is an urban in-fill project situated between two office buildings. The ground level provides retail and parking. Parking and apartment amenities continue on floors one through four with residential units starting at the fifth floor.

The Premiere’s distinct architectural identity contributes to the creation of a diverse and rich neighborhood character, and helps define the Georgia Avenue corridor as an “urban boulevard” as desired in the Silver Spring CBD Sector Plan. Organized to complement the streetscape along Georgia Avenue, this 160-unit apartment building maximizes open space and public-use spaces.
