Allen + Shariff provided mechanical, electrical, and plumbing engineering design for this 90,000 SF self-storage project. The $6.1M, 3-story facility offers ground floor units, climate-controlled storage, covered loading and unloading area, and 24-Hour security monitoring.

The mechanical system consists of high efficiency gas furnaces for heat, Dx coils with air cooled condensing units for cooling and dehumidifiers strategically placed on each floor to aide with humidity control. The retail office is heated and cooled with a dedicated system of the same type. Electric unit heaters are place throughout areas not requiring climate control. Each restroom and janitor closet are equipped with small ceiling mounted exhaust fans.

Plumbing systems were designed to 2015 International Plumbing Code and Pennsylvania standards. Domestic systems were designed to supply all fixtures within the building. Domestic hot water was provided by electric tank type water heater mounted nearest to fixture to maintain distances below those required by the IECC for the requirement of a hot water maintenance loop. Sanitary piping was routed to minimize piping material cost and labor.

The facility was served by an 800A, 208Y/120V, 3Ø/4W main service panel which serves multiple lighting and power panelboards throughout the facility. Power was provided for two (2) 40HP elevators and to serve all mechanical systems. LED lighting was provided throughout all common and office spaces and provided in the larger storage units. Lighting controls were served from a lighting control panel with a combination of user defined time schedules and occupancy sensors.
