Allen + Shariff provided mechanical, electrical, and plumbing engineering services for this 18,865 SF renovation. The $3.2M project included the 11th floor (15,000 RSF) and the ninth floor (4,600 RSF) private offices, conference space, open workstations, fitness room, work cafe, and reception / open lobby spaces.

All the ductwork and VAV boxes on the ninth floor had to be demoed and relocated to accommodate the new conference and fitness center. Most of the ductwork and VAV boxes on the 11th floor had to be removed as well, except for the main trunk ductwork that was allowed to remain above the hard ceiling core area. Most of the space was opened, and left exposed-to-deck above, to take advantage of the twelve-foot-high space. All ductwork in exposed areas was spiral with duct mounted registers. A ductless split system and exhaust fan were installed in the Server room. The executive office suite on the 11th floor has a private bathroom with dedicated exhaust.

Existing domestic and sanitary systems were modified to accommodate new fixture additions and layout. Hot water is generated from a tank type water heater with a temperature maintenance loop to ensure delivery of hot water.

Existing electrical distribution for the space was reused. New LED lighting, networked lighting controls, and systems power infrastructure were provided. LED lighting consisting of a recessed, pendant, and surface mount decorative lighting in suspended acoustical ceilings, and areas open to structure. Lighting controls were designed to control each space independently, or the entire space as one entity. A new fire alarm was provided and tied back to the existing building system.
