Hyatt House

Allen + Shariff provided LEED and MEP engineering services for Hyatt House, a 19 Story, 130,000 square foot, 126 high-rise hotel located in Virginia Beach, Virginia. The renovation included a main lobby, kitchen, retail, indoor pool, meeting rooms, ballroom, laundry, roof top deck and bar, pre function / meeting room and amenity area with a fully equipped fitness center.

The mechanical system consisted of a high efficiency water source heat pump system. A two cell, induced draft counterflow cooling tower was installed on the roof providing water to the high efficiency water source heat pump units located throughout the building. A pool dehumidification unit was installed on the roof to serve the natatorium. A central building management computer control system was provided to control all HVAC equipment from a central location.

A centralized hot water generating system was added, serving the guest rooms located at the mechanical penthouse level, and served by two high efficiency boilers with storage tanks. A separate domestic hot water generating system, located on the second floor, served the back of house spaces and the full service kitchen and bar areas.

A fire protection system was designed to the latest NFPA standards, and includes a 1,000 gallon per minute fire pump to serve the combination sprinkler and standpipe system.

The electrical service to the building included a 208/120V three phase, four wire system with a 400KW emergency generator. Each hotel suite had its own 100A load center for a more cost effective installation. LED lighting was also added, along with a central dimming system incorporated for optimal energy efficiency.

The project was designed to achieve LEED Silver certification.
