Allen + Shariff provided MEP engineering services for this $5.4M workforce housing renovation and addition located in Berlin, MD. The 51,950 SF project is located on 2 separate sites and consists of 42 existing units (5-unit types) that were renovated and 12 new construction units (7-unit types). The existing community building and laundry building were also renovated.

The mechanical design consisted of either a new energy star rated split system heat pump or an energy efficient thru the wall packaged terminal heat pump and a new energy star rated bathroom exhaust fans in each apartment. All existing ductwork to be reused is to be cleaned internally. The renovated community building is served by new energy star rated split system heat pumps. The renovated laundry building is served by new ductless split system heat pumps.

The plumbing design consisted of the renovation to several building types in the project scope. Plumbing fixtures were replaced in key locations to maximize budgetary constraints in addition to improving the overall living experience of the community. Energy Star and Water Sense fixtures and equipment were selected and utilized to meet the governing body’s guidelines for assisted living facilities. A fire protection sprinkler system was provided for the new construction units.

The electrical system consisted of all new LED light fixtures in all apartments. A fire alarm system including smoke and carbon monoxide sensors were provided in all apartments and the community building and the laundry building. New receptacles were provided in all apartments.
