Allen + Shariff provided MEP engineering design services for the renovation of a former 8-story Courtyard by Marriott hotel at 1600 Rhode Island Ave. The $11.5M project consists of most of the approximate 10,500 SF main floor (except for the small back-of-house area); 6,000 SF of pocket renovations on the pool level; 1,300 SF renovation of the health club; and 2nd through 8th floor guest rooms. The overall goal of the project was to provide a more inviting guest experience.

Due to keeping the hotel operational, the construction was done in multiple phases to include Guest Rooms and Guest floor corridor upgrades; Lower-Level meeting rooms, offices, and fitness center; and the Ground floor conversion of guest rooms to meeting and dining areas, lobby, and registration areas. In addition to a new bar and café area, the main kitchen was renovated and reconfigured to meet the chef’s and hotel brand requirements. The indoor pool was in-filled and converted to additional fitness and yoga spaces. Also, full conversion of ground floor restrooms was included in the design.

Guest rooms are served by vertical stacked fan coil units, and scope was limited to routine service and filter replacement. Existing mechanical systems are comprised of central station air handling units and VAV boxes; and fan coil units for isolated / independent spaces. Minor modifications were made to the existing mechanical systems to keep construction cost in line with available budget. New mechanical systems involved: fan coil units tied to base building chilled water / hot water systems, for the renovated ground floor spaces; and VAV boxes / ductwork modifications for the areas served by the main air handling units.

Plumbing design included the drainage and domestic water supply systems in the lobby to allow for the new modernized furnishings layout of the space. The existing kitchen was re-tooled to allow for a better workflow environment that required modifications to the drainage, domestic supply, and gas service connections. Two service bars were added to the lobby which required new equipment connections and coordination with the equipment vendor.

Lighting was replaced throughout all renovated areas. LED lighting was incorporated into the fixture replacements.
