Allen + Shariff provided MEP engineering design services for a new 76,656 GSF multi-family, affordable rental project in Bel Air, MD (Harford County). This project has a total unit count of seventy-two units across three apartment buildings. Each building consists of 3-stories of garden-style walkup product, wood frame construction. A 2,915 GSF stand-alone Community Center was also constructed.

Each apartment is conditioned by a 16 SEER split heat pump system and ASHRAE 62.2 mechanical ventilation control system. HVAC to the Community Building is provided by means of high efficiency air-cooled split systems with air economizer for systems 3.5 ton and greater. Plumbing systems were designed to NGBS standards using low flow and Energy Star compliant fixtures and equipment. Each residential unit is provided with a domestic tank type storage water heater. Each building is provided with an automatic combined sprinkler and standpipe system.

High efficiency LED lighting is provided throughout. Allen + Shariff coordinated site electrical distribution with BGE. The project includes an addressable fire alarm system, and IT/Telecom infrastructure.

The project achieved NGBS certification, and was funded with 9% tax credits from the Maryland Department of Housing and Community Development (MD DHCD) and other sources.
