Offices at Bakery Square

Pleased with the design of the existing Bakery Office Buildings at Bakery Square, Walnut Capital tasked Allen + Shariff to provide mechanical, electrical, plumbing, and fire protection engineering design and commissioning services for a new, nine-story, 318,000 square foot office building. This project includes a unified pedestrian bridge, a “light park,” and rain garden with runnel water features.

The HVAC design for the project utilizes a roof mounted cooling tower connected by piping to indoor air handling units, two per floor, located throughout the building. Ventilation air is provided thru a DOAS (Dedicated Outdoor Air System) unit.

The electrical system provides service at 480V via a 3000A switchboard equipped with integral metering for seventeen individual office tenants across the nine stories. House power is provided via a 1200A, 480V switchboard. Mechanical systems are served via a separately metered 2500A switchboards and busduct.

The fire pump, life safety, and emergency standby systems are backed up by a 750kw diesel generator. Lighting systems and controls are fully LED and are lower than 50% of the energy consumption allowed by the International Energy Code.

Plumbing systems for the facility are designed to fully serve the office areas.  The street pressure was boosted and regulated to provide the necessary pressure at the highest elevation.  The booster pump designed for this task is a hydro-pneumatic tank system with variable frequency drive motors. The building is fully sprinklered and required a 125HP fire pump design to provide the necessary pressure to the top of the building.

As part of a complex striving for sustainability, and the future home of Phillips, the building is designed to achieve LEED Gold certification.
