Allen + Shariff provided MEP engineering services for this $3.5M new 3-story mixed use building. The 16,800 SF project included a partially buried parking garage (22 spaces) on the ground floor, restaurant space (4,900 sf) on the first floor, and one floor of residential apartments (4,600 SF).

Electric unit heaters were provided for the first-floor future space for freeze protection of the sprinkler system. The second-floor apartments are served by individual high efficiency split-system heat pumps with electric resistant heating. A dedicated outside air system (DOAS) roof top unit supports the corridors and common spaces. Since the elevator is machine-less, a packaged roof top heat pump was incorporated to condition the elevator shaft. The lower level incorporates under-building parking, utility spaces, elevator, and stair. A garage exhaust system was incorporated, as three of the sides are below grade.

Domestic and sanitary systems were divided between the two occupancies to ensure a true separation. The commercial space was provided with service stubs for future fit-out, while the four-unit residential design made use of water efficient fixtures and water heating options.

The project provided one 600A, 208Y/120V, 3Ø/4 wire service for up to six tenants plus one 100A house service. Interior and exterior LED lighting was provided throughout including building mounted and pole site lighting. A lighting control panel was provided to oversee interior and exterior lighting controls. A full fire alarm system and two-way emergency communication system was also provided.
