Currently under design, Allen & Shariff is working with Ark/JCM and Helix on this mixed use design build project. Each building is pursuing a LEED certification and is being done in Revit. The Wharf is the result of Hoffman-Madison Waterfront’s commitment to revitalizing the Southwest waterfront, stretching across 27 acres of land and more than 50 acres of water from the Municipal Fish Market to Fort McNair. From a storied maritime history to untapped potential and vibrant cultural scene, The Wharf is the waterfront escape that Washington so richly deserves, one that puts it in the illustrious company of world-famous waterfronts.

Phase one of the project includes the following pieces:

Below Grade Parking (Horizontal Package) – This includes 503,000 sf of garage below Parcels 2, 3a, 3d and 4.  The portion of the project also includes 85,000 sf of garage under Parcel 5.

Parcel 2 – 501 Apartments approximately 411,000 sf, 47,000 sf of shell retail space and Wharf Hall – a 240,000 sf concert hall

Parcel 3a – 225,000 sf Core & Shell Office Building and 12,000 sf of shell retail space

Parcel 4 – 281 residential units (147 apartments, 134 condos) approximately 281,000 sf and 75,000 sf of common area and shell retail

Capital Yacht Club – 2 story building approximately 8,000 sf with 2nd floor bar / restaurant space

Transit Pier & Exhibition Pier – small out buildings

Mechanical systems include condenser water in Parcels 2 & 4.  Parcel 3A is chilled water w/ central station air handlers and vav boxes.  Project includes a CoGen plant which will provide emergency power.
